Legionella Risk Assessment
Legionella is a bacteria. If this is present in your water system, it can be inhaled and cause you to suffer from a pneumonia-type illness called Legionnaire's Disease or a mild flu-like illness called Pontiac Fever.
It is the responsibility of all landlords to undertake a Legionella Risk Assessment to prevent the spread of Legionella bacteria. It is also important if you are a homeowner, run a business, or B&B/hotel. It is your responsibility to ensure the safety of tenants, clients, guests and employees.
While there is no such thing as a Legionella test certificate, you must be able to prove that you have risk assessed your establishment or property, and are controlling any highlighted risks to ensure the safety of those who have access to the water.

Portable Appliance Testing (PAT)
Portable appliance testing (PAT) is the term used to describe the examination of electrical appliances and equipment to ensure they are safe to use. Most electrical safety defects can be found by visual examination but some types of defect can only be found by testing. An appliance will require to be PAT tested if it can be moved, for example: a cooker, fridge/freezer, washing machine, or items in an office, such as computers, printers or phones. Just like a Legionella Risk Assessment, evidence of this will need to be provided if ever required, and we will complete a fully detailed report for you to keep for your records.
